ᐅ Bavarian Building Regulations – Are Dormers Not Allowed in Low-Slope Roofs?

Hello, we want to build a dormer on a roof with a 25° pitch. An architect told me that the Bavarian building code does not allow this because the roof is too flat; it would need to be at least 35°.
As a layperson reading the regulation, I couldn’t find anything about this. Does anyone have experience with this? Thanks for any tips.

Is there a site plan of the plot with the house? An aerial view of the surroundings?
You definitely need to comply with building setback requirements and other conditions for dormer windows according to the BayBO 2021. The BayBO was updated in 2021 for this. Perhaps the architect you are working with is a bit outdated?

I will consult an architect; it seems like a sensible idea after all.
And indeed, the architect I asked is already close to retirement age.
The large plot of land is still unused and waiting for the subsidies and interest rates to improve... a daily commute of 80 minutes was definitely not an option. Unfortunately, you can't rely on working from home permanently. Maybe something will be built when times get better again. Luckily, there is no building obligation.
