Hello everyone,

I just wanted to briefly introduce myself and say thank you.

For about a year and a half, I have been a silent reader here to gather inspiration and especially to gain more knowledge about construction technology.

Now a bit about me:
After more than a year of searching for a plot of land, I was able to purchase one from a developer who couldn’t move forward quickly with his plans.
So we found our dream plot (good location, 2500 m² (0.62 acres), slight slope, underground private spring that we have to preserve and are allowed to use).
There was an old house on the property, which we have since demolished.
There is no zoning plan, so §34 applies. During an initial informal inquiry at the building authority, almost everything we planned was rejected.
So we submitted an official preliminary building inquiry, involved the right people, and had lengthy discussions. In the end, we received a positive decision.
Therefore, there is nothing standing in the way of the building permit. The building permit should be granted within the next few weeks as there are no changes from the preliminary inquiry.

My wife (37) and I (36) want to build a Bauhaus-style villa in southern Baden-Württemberg.
It will be constructed from concrete (with core insulation) or in combination with insulated precast elements.
A lot of glass (full-glass system), textile shading, KNX, fast network both wired and wireless, strong mechanical ventilation with additional cooling coils, stainless steel pool, large cistern, and more.
The electrical planning must be 100% spot on since it’s almost impossible to make changes afterward.
Since I am friends with an architect from a larger firm, it was clear which route we would take. Such a house can basically only be realized with an architect.
I also personally know the electrician and KNX system integrator, as well as the owners and work approach of the heating, plumbing, and ventilation companies involved.
Some trades have already been contracted, and part of the equipment has already been ordered.

I’m really looking forward to getting started and to the final result. The goal is to move in by the end of 2019.

But only the “quiet” cabinet was shown here. I used to have a 2m (6.6 ft) HP cabinet with servers, NAS, etc., with “everything” inside. Now the “noisy” equipment is in the basement (servers, NAS, some networking), but due to the very old house with a narrow basement staircase and only 1890mm (6.2 ft) ceiling height, only a disassemblable rack would fit.

The rest, as mentioned, is upstairs in the smaller quiet cabinet, with silent routers and switches. The workshop is adjacent to my workspace, so the noise was bothering me... Only the telecom system sometimes makes a short humming noise.

Please don’t look too closely at the cabinet downstairs :-/ I still need to work on the cabling and power back there. I had to clear space for the electricians who were here a few weeks ago (complete electrical panel replacement, probably more expensive than in a new build :-( ... and of course, it’ll just stay like that for now.

About 100TB NAS capacity total, Dell R720 with 2x OctaCore CPUs, 128GB RAM, 5x 960GB SAS SSDs + 3x 2TB SATA drives.
But the HP DL380 Gen9 is standing here ready to replace it, with 2x 10-core CPUs, 256GB DDR4 RAM (instead of DDR3), and more SSD space. Unfortunately, I don’t have the 5K right now for the required SSDs.
Of course, everything runs under VMWare ESXi... running 2 (file) servers plus some test systems (servers with Windows 10, 7, XP!).

You’re right about that (in this case: a bit “unfortunately”). I do find it practical when you can already distinguish the “remote cables” (from another building section / floor) in the cable trays. After all, we’re dealing here with dimensions that are atypical for a single-family house.

Right, I think you’ve shown it before. It looks familiar.
Internet with failover. But you also use it professionally, if I understood correctly.
A lot of NAS. Do you need that for storage? VMs?
With that setup, you could already heat half the house.
Wouldn’t a more powerful system be feasible by now? Although expensive to buy, it would mean less maintenance and significantly lower energy costs.
The phone system is quite a beast, too.
What do you run over fiber? Is the distance too long to use DAC cables?

Everything will be much more “modest” on my end.

How large is your UPS?

@11ant not yet finally decided.
Currently, there are 9 colors for the basic functions. If I decide to make it more detailed, it will be 14.
I might work on that once everything is finished. Tweaking the firewall rules in between usually causes problems.

Failover is enabled but must be switched manually (this is intentional due to VPNs).

The NAS storage is large because I keep images of special systems that were once set up with significant effort (control computers, etc.) for a long time. Also, lots of software, and of course, not everything is full (there's probably still 30TB (33 US tons) free …). We also do software development.

The VMs, except for the test systems, are all on very fast SAS SSDs; no VMs run on the NAS.

The large NAS, unfortunately not a 19-inch rackmount, even has 10GBit, but it is only connected with 1GBit. Someday I will buy a 10GB switch, but there are other priorities at the moment.

The fiber optic cable is only 10m (33 feet) long. I wanted it that way (I stomped on the floor a few times and got my way ). There are also a few copper cables laid in the basement… If necessary, I can pull new ones in 10 minutes. It runs directly under the upper cabinet.

I bought the PBX system with many ST42 and ST45 phones as a package on Ebay when my old Elmeg system went down. Since then, finally Agfeo PBX Suite + ST45 + Jabra Pro 9460 – a dream for heavy phone users (that’s me).

Thanks to a very skilled telecom technician, both providers are integrated into the PBX system. Calls going out to mobile phones always go through Telekom (because of the flat rate to all networks).

Of course, both are business plans with a fixed IP and 4-hour response time (Telekom); Vodafone, well, they’ll eventually get there too.

Telekom recently upgraded to 250/40 (down/up Mbps), Vodafone 400/30 (down/up Mbps).

It’s a 3000 APC UPS…
