Hello everyone,

I just wanted to briefly introduce myself and say thank you.

For about a year and a half, I have been a silent reader here to gather inspiration and especially to gain more knowledge about construction technology.

Now a bit about me:
After more than a year of searching for a plot of land, I was able to purchase one from a developer who couldn’t move forward quickly with his plans.
So we found our dream plot (good location, 2500 m² (0.62 acres), slight slope, underground private spring that we have to preserve and are allowed to use).
There was an old house on the property, which we have since demolished.
There is no zoning plan, so §34 applies. During an initial informal inquiry at the building authority, almost everything we planned was rejected.
So we submitted an official preliminary building inquiry, involved the right people, and had lengthy discussions. In the end, we received a positive decision.
Therefore, there is nothing standing in the way of the building permit. The building permit should be granted within the next few weeks as there are no changes from the preliminary inquiry.

My wife (37) and I (36) want to build a Bauhaus-style villa in southern Baden-Württemberg.
It will be constructed from concrete (with core insulation) or in combination with insulated precast elements.
A lot of glass (full-glass system), textile shading, KNX, fast network both wired and wireless, strong mechanical ventilation with additional cooling coils, stainless steel pool, large cistern, and more.
The electrical planning must be 100% spot on since it’s almost impossible to make changes afterward.
Since I am friends with an architect from a larger firm, it was clear which route we would take. Such a house can basically only be realized with an architect.
I also personally know the electrician and KNX system integrator, as well as the owners and work approach of the heating, plumbing, and ventilation companies involved.
Some trades have already been contracted, and part of the equipment has already been ordered.

I’m really looking forward to getting started and to the final result. The goal is to move in by the end of 2019.

As far as I know, nowadays glass panes are always filled with gas (not air). These are adjusted for the pressure conditions at our sea level. The glass is specially decolorized with the appropriate protection rating. So, this is not just a custom fabrication in terms of size. Of course, the entire glass unit (insulated glazing unit) with multiple panes is replaced. Only the pane itself sits in the rear glazing bead. Therefore, the front, sliding element must also be removed for the replacement.

Ah, I see! I was confused about the front/rear panes. I didn’t realize that two panes are located on two separate levels, one in front of the other.

How large is your glass?

I know the glass manufacturer from previous talks. They produce up to 16 meters (52.5 feet).

2 questions:

- why are you so nice? Any woman who leaves you is really dumb 8-)

- I’d say about myself: I’m neat and kind. If I’m ever nearby, could I stay in your guest room for a short time?

I’m not sure I gave the impression of having a particularly upscale property… 200 sqm (2150 sq ft) white cube with some technical features, plastic windows, as well as wood and exposed concrete accents.
The glass area is in the living room: 3 x 2 m (10 x 6.5 ft) facing south, combined with an additional 4 m (13 ft) corner section to the west (lift-and-slide door).
One could arrogantly say “10 meters!” but that would only be half true.

@tumaa what do you mean by nice?
I try to follow general rules of conduct and decency. I expect the same from others. Sometimes a little kindness is also appreciated.
Good work should be acknowledged as well.
But I’m definitely not “easy” to deal with, at least that’s what my wife says.

Sorry Tumaa, we are not running a guesthouse.
Our home (like anyone else’s) is something very private.
That means only family and close friends will enter. Acquaintances are out of the question.
As soon as the furnishing and personal items are in the house, the photo documentation will be more selective.
I’m sharing this building report because I have also benefited from the forum. Usually, such projects are kept quite private. It’s also good to see something other than the standard now and then. Maybe some of the detailed solutions will be useful for someone in the forum.

What stands out very positively is that hardly any discussions about envy have come up.
This is not about showing off for me.
I have been lucky in life but also gone through some low points. So I know what priorities matter to me. We are excited about the house but we wouldn’t be devastated if we had to stay in our current living situation.
Once the basic financial needs are covered, money should not be the top priority.

At least I’m off the hook for the “forum meetup at my place” because of Corona, which developed a momentum some time ago.
