Hello,
there is plenty of space on my parents’ property for a single-family house for my wife and me. The local building authority generally sees no issues (development plan). However, I have the following questions/problems:
The plot borders two streets. One of these is fully connected to the sewer system, where my parents’ house is also connected. The other street will not be connected to the sewer system before 2025 (information from the wastewater association). -> I would prefer to connect to the existing sewer system without using a fully biological septic system, as well as connect to electricity and gas there (cost savings)!

The site for the new single-family house is also at least 1 meter (3 feet) lower in elevation :-(
Furthermore, at the location where our new single-family house will be built, there is still an old barn with an integrated garage complex. We would like to continue using the existing garages or integrate them into a new building. I was about to start demolishing the barn, but the building regulations office requires a structural engineer’s report for the demolition (additional costs, sigh).
Now my question is: Is it worth hiring a firm for services phases 1-2 to clarify whether connection to drainage and all other utilities is feasible and to also plan the structural engineering for the demolition? If it turns out to be unfeasible, I would probably consider acquiring a different plot...

Thank you very much for any advice.

How should one respond to this?
It’s definitely worth planning first instead of tearing down without a purpose – yes!
However, whether it will be your own plot or another depends on your location. Here, everyone would compete for a building plot – something like 2,000 EUR for a structural analysis doesn’t discourage anyone…
