we have purchased a plot of land (20m x 50m) and are now considering the best way to plan the house.
The 20m (65.6 feet) side faces the street, so the plot is longer in depth.
We are thinking of placing a double garage (about 6m x 9m / 20 feet x 30 feet) directly adjacent to the house.
Our basic idea is to build one and a half stories and possibly have a bathroom or an office above the garage.
The challenge is:
3m (10 feet) setbacks on each side to the neighbors, 6m (20 feet) for the garage, leaving only 8m (26 feet) for the house width.
Of course, we could also build the garage on the left boundary, but then we wouldn’t be able to build above it and would have 10m-11m (33-36 feet) house width instead.
I’ve been searching for weeks for suitable floor plans and pictures, and have visited many residential areas, but haven’t found anything similar to our ideas.
Does anyone here maybe have tips, floor plans, or even pictures that match our concept?
Getting started is the hardest part.. 🙁

perlenmann29 Feb 2012 07:23Just as a basic idea: How about a garage integrated (possibly partially) into the building? But as already mentioned, that’s something the architect can help with. And the architect shouldn’t need a plan from you, or if they do, they’re not worth the money!
A built-over garage will involve structural considerations again, unless you’re planning to provide their design right away?

We had actually been considering the same thing.
We once sketched it out with a 6m (20 ft) wide garage on the property line and the house aligned lengthwise behind it to the right.
We placed the garage centered next to the house to have side access to the entrance as well.
The problem is, if 3m (10 ft) of the 6m (20 ft) wide garage is built over the boundary to maintain the setback, it looks visually awkward to us.
We haven’t seen any houses, either in person or in pictures, where the garage is “half” over the line like that...
So we’re unsure how to best approach this.
Have you ever seen anything like this, and perhaps do you have any photos?
I feel like I’ve searched half the internet and run many tanks dry 🙂
