ᐅ Basement too large? Minimum building height 9.50 meters

Hello forum ;o}

We have finally decided on a plot of land (finally)! There isn’t much choice in our area, and we don’t want to move away.
So, the plot is 220 sqm (2,368 sq ft) with a minimum building height of 9.50 m (31 ft)!
Originally, we wanted to build two full stories with a basement (urban villa style).
An ideal layout and usage would be achievable with 4 rooms and about 130 sqm (1,400 sq ft) plus a fully finished basement (for a hobby/workroom) easily.
Now, however, there’s a problem with the minimum building height!
Building three stories without a basement? Won’t that be more expensive than two stories with a basement?
Without a basement, we would need a utility room on every floor, and the cool basement wine in summer would be lost. Hmm...
The garage would definitely have to be extra large as well...
Also, I would have to switch to an electronic drum set!
Can anyone relate to my indecision and/or have any ideas about this situation?

Hello Peddie,

You can increase the roof pitch, raise the ceiling heights to, for example, 2.65 m (8 feet 8 inches), allow the basement to extend 0.5 - 1 m (1 foot 8 inches - 3 feet 3 inches) above ground level, distribute the excavated soil on site, and save on disposal costs, etc.

But such a small plot doesn't offer many options. You will probably have to build a semi-detached house anyway and align with the neighboring property. There is no room for a large garage there, either. 😉

...yeah, no space anyway! Well, we just think in different dimensions ;o}
We could build a 9m x 3.25m (30ft x 10.7ft) garage on the side of the house, since 2.5m (8.2ft) have to remain free anyway because of the building window.

-> Spread the EXCAVATED SOIL from the "raised basement"? And then raise the plot (the small garden) possibly up to the entrance level of the house? Or is that what you mean?

So, to shed some light on the obvious confusion:
We would be extending an already built semi-detached house, which is basically (for me as a complete beginner) a single-slope roof house with three full stories! The third floor is approximately 3.20 meters (10.5 feet) high on the high side and then slopes down with the roof pitch at the back to a normal room height.
I actually never wanted such a house ;o(
I hope this makes things a bit clearer now / I don’t understand this development plan either!
