Hello,

I requested quotes from three general contractors and noticed that the basement prices varied significantly. Now I am wondering why. The price difference between contractors 2 and 3 might be somewhat understandable, but I can’t figure out why contractor 1’s price is so high.

Contractor 1 – Solid construction house: house price €420,000 + basement €90,000 (partial basement 45m (150 feet)²)
Contractor 2 – Prefabricated house: house price €430,000 + basement €125,000 (full basement 83m (272 feet)²)
Contractor 3 – Prefabricated house: house price €470,000 + basement €65,000 (full basement 78m (256 feet)²)

For contractor 1, earthworks are included without transport and disposal, which is not the case for contractors 2 and 3.

Could it be that contractor 1 is reluctant to build a basement, or are there other valid reasons that might make the basement significantly more expensive? All three basements are intended as usable basements and sealed against non-pressurized water.

Oh, and contractor 1 told me that a full basement would increase the price to €175,000, which is why we only considered a partial basement here.

I had already selected this general contractor in advance and wanted to discuss my house construction with him.

I just noticed with GU2 that although a heating system is included in the floor plan, the cost listed for the basement heating is zero. I'll ask to see if that makes sense. 🙂 We wanted to install heating in two rooms.

This list and price comparisons are completely useless for the future homeowner.
Each client is presented with "a part of the house" and "a part of the basement."
It couldn’t be a more clear case of comparing apples to oranges.

The prefab house manufacturers offer a section of the basement from an external company, for example Glatthaar. They have their own construction specification documents, I believe.

To save costs, more and more people nowadays are opting to build without a basement. However, I find a basement quite practical and would prefer a full basement rather than a partial one.

I inquired again at GU1 about what exactly is included in the price of €2200 per m² (square meter) (approximately $205 per ft²). (GU1 is a manufacturer of solid construction houses.) Here is the response I received.

To explain: The basement is insulated, constructed as a waterproof concrete shell (“white bathtub” method), fully equipped with underfloor heating, and may include a toilet on this level. The interior walls are plastered, and each room has basement light wells. Of course, we are also interested in building you a full basement if you wish. To reduce the cost of the basement, we need to discuss which features you can forego. For example, you could omit the plastered interior walls and the heating in the basement level. We can build a basement starting from €1750 per m² (approximately $163 per ft²); depending on the features, the costs can go up to €2200 per m² (approximately $205 per ft²). The number of rooms also plays a role in the cost, for example due to the number of interior doors. Another factor is the type of stairs to the basement (reinforced concrete or wood). This must be planned and discussed as part of the building permit / planning permission process, which you can commission, based on how you envision the house and the corresponding basement. Along with the pending soil survey report, we can work out a very precise cost estimate for the basement you desire.
