Hello everyone,
We are planning to build a house with a staggered shed roof and a partial basement. We have received several quotes, with prices ranging from 19,000 EUR to 50,000 EUR. Unfortunately, we are quite new to this and the offers are hard to compare due to the lack of detailed descriptions of the basement. What should we specifically pay attention to, and what would be an approximate cost for such a basement? The house has a footprint of 11 m x 10 m (36 ft x 33 ft), and the northern part will have a basement of about 11 m x 5 m (36 ft x 16 ft).
Thank you very much in advance.

Bauexperte31 Mar 2014 13:12Hello,
You should always insist on a detailed description of the basement. If the provider asked for the quote refuses this, you should withdraw from further considerations because usually there are more issues.
A partial basement of that size, including necessary earthworks, would cost roughly around 45,000 EUR.

zovima15 schrieb:A partial basement rarely makes economic sense, as it usually costs almost as much as a full basement. The 19,000 EUR is most likely only for the masonry work without earthworks, insulation, doors, wiring, light wells, etc. The 50,000 EUR offer can therefore be realistic.

Many thanks in advance for the really quick and informative responses. This evening, I will share the construction specification for the basement at 19,000 EUR. According to the structural engineer who prepared the offer, everything is truly included here, with no hidden costs.
How much more would a full basement cost?
