ᐅ Basement Insulation: Opinions, Prices, and Material Selection – Extruded Polystyrene (XPS)

Hello everyone,

Today, we visited several DIY and specialist stores and requested quotes for the materials needed for basement waterproofing including insulation.

Now the question arises – what do you actually need, what makes sense, and what should you choose?

Key data: 100m² (1,076 sq ft) area. Smooth-surfaced precast basement. It will be used purely as a utility basement. Later, an insulated screed (total structure height 16cm (6.3 inches)) will be applied throughout the basement (if that is relevant).

According to the architect, in combination with a drainage system, waterproofing against ground moisture / non-accumulating seepage water is necessary.

The insulation is supposed to be 10cm (4 inches) perimeter insulation with thermal conductivity class WLG 035 or WLG 040.

We received the following offers today:

1.
From a large nationwide DIY store abbreviated with three letters (can I mention the name here??), we were offered a complete package, including:

- Bitumen primer and protective coating
- Solvent-free single-component thick coating (1K)
- XPS insulation boards with shiplap edges – 100mm (4 inches)
- Delta-MS dimpled membrane 20m x 2.4m (65.6 ft x 7.9 ft)

-> €28.88 / m² (per sq m) — This Sunday 20% off, so €23.11 / m² including delivery

2.
From a local DIY store we received:

- MEM primer
- MEM 1K bitumen thick coating
- Styrodur 3035 CS insulation board with shiplap edges – 100mm (4 inches)
- Delta-MS dimpled membrane 20m x 2.4m

-> €29.22 / m² - minus 10% discount: €26.30 / m²

From a local specialist store we received:

- WeberTec 901 bitumen primer
- WeberTec 915 single-component thick coating
- WeberTec 915 powder component for bonding insulation boards
- Perimeter DUO EPS035 PW/PB insulation boards (EPS = expanded polystyrene)
- Delta-MS dimpled membrane 20m x 2.4m

-> €23.70 / m² - minus 2% prompt payment discount: €23.22 / m²

My thoughts on this:

Regarding 1: Unfortunately, I was not able to find out which brands are being used here.
Regarding 3: This appears to be the only offer using EPS (expanded polystyrene) boards instead of Styrodur (XPS). However, the waterproofing seems to be branded quality products.

What do you think? Has anyone had experience with such complete packages like offer 1?

What insulation should be used? Does it really have to be Styrodur (XPS), or is EPS insulation sufficient? The salesperson in the first store told us that XPS boards are additionally water-repellent. Does that really make a difference?

What would you choose? How do you generally assess the prices?

P.S.: Because of the 20% discount on Sunday, it’s quite urgent.
