I plan to demolish my old terrace built in 1984 and rebuild it. In the process, I would like to add a basement underneath, as there is a lack of space.
The property has a total area of about 680 sqm (7,326 sq ft) and there is no zoning plan. There is only a design plan according to § Bau 34 NRW, which only specifies details like roof tile color.
The old building documents assumed a site coverage ratio of 0.6 and a floor area ratio of 1.2.
Currently, about 180 sqm (1,938 sq ft) is built on, including a garden shed and garage. Everything is 1.5 stories.
Do I have a good chance of getting approval for a basement extension of about 38 sqm (409 sq ft)? Or is it not that simple, considering the site coverage ratio?
I would appreciate any advice!

You should be able to get approval for the basement extension. From my perspective, there is nothing against it in principle.
Why do you want a basement extension instead of a ground floor extension? Building underground is much more expensive than above ground and offers less quality of living (light, view, etc.) compared to the ground floor.
