ᐅ Realistic Basement Costs Without Excavation and Hauling?

Hello everyone,

my husband and I have found a home builder with whom we would like to realize our dream of owning a house. After extensive research, we noticed significant differences regarding the basement. We have now received an offer amounting to about 36,000 EUR (excavated excess material must be disposed of by us and is not included in the price). The basement is intended to be a purely utility basement, not a living basement. What should we pay attention to, and what must definitely be specified in the building description concerning the basement? What costs can we expect for the disposal of the excess excavated material? Before we proceed with building the house, we would like to have the offer checked by an expert to avoid any unpleasant surprises later. Does anyone know of reliable contacts? Many thanks in advance for your answers.

Your "um," was also on my mind when I saw your basement costs. I agree with the building expert – for that price, you should at least expect finished living space, ceiling height, technical installations, windows, sauna, etc.

By the way, this also applies considering the exterior dimensions.

Can you still get more quotes, or have you already signed the contract?
Good luck

We are not the ones with the €85,000 basement!! See my post above. Our planned usable basement is supposed to cost around €36,000.

Okay, I was already having some doubts about myself because even a construction expert confused my post.

I’m joining the discussion here.
For our excavation, including removal and disposal of 217m³ (284 cubic yards), we received an invoice for €5700. Is that reasonable?

The top layer consists of vegetation, the first meter is clayey soil, and beneath that is gravel.

Regardless of the fact that the current situation probably cannot be changed anymore and assuming the excavation was included in the contract scope:
- Was the disposal of the excess soil clarified before awarding the contract?
- How was the main contractor (GC) commissioned for removal and disposal?
- Or was there no agreement at all, and the GC simply hauled it away and sent an invoice?

By “top layer” you probably mean the topsoil, which is usually stripped off and stored on the site if there is enough space. For one meter (3.3 feet) of clay soil and the rest gravel (which will be reused), the price of around 22.00/m³ (about 0.79/ft³) is already at the higher end of the scale.

Kind regards
