ᐅ Basement Costs – Is the Slab Foundation Included?

Hello everyone,

I would like to get some feedback on the costs of basements, as I have been given additional charges for basements that are far beyond anything I have found so far in online research. We are not talking about fully finished living basements with floor coverings, underfloor heating, and plastered walls. Of course, insulation and windows are included.

For a standard basement: 690 euros/m² (5,700 sq ft)
For a walk-out basement: 720 euros/m² (6,000 sq ft)

And these are additional costs – the general contractor would save on the foundation slab. This seems extremely expensive to me. Or are these inflated prices meant to leave room for negotiation? What do you think?

This counter-calculation is just illusion promoted by the basement lobby. Of course, the basement also has a slab, usually thinner and therefore less expensive.

700€ vs 1500-2000€ per m2 (approx. 65 vs 140-185 USD per sq ft) still seems quite significant to me...

Yep. But the question is, of course, what you actually get for that. I would say an unfinished concrete shell without plaster.

The 700 euros per m² I mentioned already include insulation and screed, but the height is only 220 cm (87 inches). I think they would probably charge a bit more for a higher ceiling.

How much did you pay per m² for your basements?

I just received an offer last week for a house with:
A basement constructed as a waterproof concrete shell (“white tank”), about 100 sqm (1076 sq ft) of living area.
About 40 sqm (430 sq ft) of that finished with screed and underfloor heating, without flooring and painting.
Cost is around 78,000 just for the basement alone, essentially calculated as own contribution.

Or from Südwest, a basement for 47,000, but I’m not sure what exactly was included there. Probably just a bare concrete basement.

Then the offer seems to be within a reasonable range. However, this does not exactly inspire confidence in the estimates found on the internet.
