How does it usually work with the basement if I decide to build a house, for example, with a prefabricated house provider?

Often, you can also order a basement from this provider, and it will likely be planned together with the house. However, this part of the business is usually outsourced anyway.

But if I want to have the basement built separately (for example, for cost reasons), how does the planning and construction process work? Does the prefabricated house provider still handle the planning to correctly position connections, stairs, windows, etc.? Or does the basement construction company take care of everything entirely?

Thanks

We commissioned the basement ourselves because it was more affordable.
Planning: The home builder provided the structural engineer’s requirements and a ceiling plan (openings for electrical, plumbing, stairs).
We had to arrange all the interior work for the basement, including the basement stairs and screed in the basement, on our own. The home builder specified where the fireplace and main utility connections would be installed (or rather, we had communicated this to the home builder/basement contractor in advance).
At first, it seemed like a significant saving – in the end, it was about €5000, but it involved a lot of stress and problems due to the different contractors and the additional tasks we had to organize ourselves.

We did purchase our basement along with the house from the builder, but they source their basements from one of the largest basement manufacturers in Germany. Since they do not produce the basement themselves, we had a separate appointment with the basement manufacturer (who had already received all the plans from the house builder) to discuss the details such as connections, etc.

The preliminary planning of the basement (location of walls, door openings, and stairs) had already been done beforehand with the architect from the house builder.

And what are the experiences when the basement is not purchased through the house builder?

We also ordered our basement through the prefabricated house manufacturer. However, it was built by a large basement construction company from Schramberg.

It was important to us to have only one point of contact and not be passed back and forth between two companies in case of any issues.

During the basement construction, we learned that there are different quality standards applied in basement construction.

Our house manufacturer generally opts for the highest quality level, which may offset the additional cost compared to contracting privately.

May I ask a question about basements here?
We are considering building a raised basement about 50cm (20 inches) above ground level. Does anyone know the cost comparison with a standard basement? We will need a waterproof concrete tank (white or black tank) anyway due to groundwater at a depth of 5m (16 feet)... so with a raised basement, we won’t save on the waterproofing.
