In another thread I asked why the exterior plaster on my house is discoloring and peeling off. To assess the damage, a building expert from a large nationwide company specializing in structural waterproofing stated that my base (plinth) is not properly sealed.
After my prefab house manufacturer reviewed the documents, I disagree with that assessment, except for the entrance area.
What are your opinions? Did we make a mistake with the building base? Is a continuous base waterproofing with multiple layers of sealing compound extending 30cm (12 inches) below ground level really necessary? If that were the case, I would need to completely redo the exterior plaster on a prefab house — which doesn’t seem practical, and I doubt the builder (“Häuslebauer”) intended that either (as they were also responsible for applying the exterior plaster). The base is coated with a plaster specifically designed for the base area.
I have attached the technical drawing of the base and some photos showing my splash protection.

andreas.delgaldo21 Feb 2022 14:44The gravel strip is 15cm (6 inches) below the base ledge. Due to the pandemic, we unfortunately reported the issue about three quarters of a year too late. Unfortunately, the 5-year period has already expired.
I can only recommend that you hire an independent expert (not someone from a waterproofing company) who can assess the situation on-site in its entirety and provide an evaluation.
From this assessment, possible solutions will emerge. If the expert believes that applying waterproofing to your house would be beneficial, you could then seek legal advice before proceeding.
For example, case law shows that defects that were intentionally concealed do not expire after five years. Since you are not professionals, the statement that waterproofing can be omitted could be considered deception or at least incorrect advice. Whether and how this can be enforced should be reviewed in advance by a legal expert.
I would advise against blindly taking action by breaking open the base of the building and applying external waterproofing yourself—you would then lose any further claims.
I would avoid making general statements based solely on the sentences and drawings provided.

I will first assess the situation, then determine what needs to be done, and later look into who should have taken action beforehand to prevent the damage.
This will probably take some time – hopefully, the damage won’t get worse in the meantime.

After reviewing the documents with my prefabricated house builder, I have a different opinion, except regarding the entrance area.One thing has nothing to do with the other.By base waterproofing, the concrete slab in contact with the ground is meant here. I see no efflorescence or damage in that area.
The peeling exterior plaster around the front door, on the other hand, is caused by rising damp because the specification for the "system detail base connection" has not been implemented. The facade there naturally has no waterproofing, which is why this area must be left exposed at least 15cm (6 inches) below.
Paving right up to the house... that’s why it looks like this.
