Hello dear forum,

I am currently focused solely on the ground floor layout, as I've been stuck on this for weeks. We want to build barrier-free from the start and live on the ground floor, so the children have the first floor. Unfortunately, I can’t find any floor plans that match this requirement at all.
The consultant drew a floor plan for us, but I find the solution with the master bathroom awkward. Also, because the ground floor is so large, the upper floor becomes correspondingly big, even though we don’t need that much space there.
Maybe you have suggestions on how to improve this.

Thanks in advance

It is a clear floor plan and recognizable as such.

What do you not like? Why?
The living area seems too small, 2 bathrooms are not necessary.

Just search for Bungalow 133 Hanse Haus.
The parents' area is integrated, separated by a small hallway, and completely barrier-free.
Instead of the storage room, the show house has a staircase.

We are not familiar with the upper floor; perhaps the space of a bungalow is sufficient.

Actually, I see two building structures in your design: a rectangular one with two full stories and a one-story extension branching off at a 45-degree angle. Similar to Schwörerhaus in Cologne-Fechen (only regarding the arrangement of the building structures).

If both you and the designer are running low on ideas, a sketch of the plot including its orientation, any neighboring buildings (even roughly indicating where houses are located or where views are blocked), as well as all your wishes, would be very helpful. This should also include any desired garage, carport, terrace areas, balcony, access routes to the property, and all necessary rooms with their priorities or preferences. For now, I have included a parent’s wing/bedroom on the ground floor, two children’s rooms, and an office upstairs.

No matter how good the floor plan is on its own, there is still room for improvement at this stage... it needs to fit the overall concept on the plot 😉

I have now considered solving the bedroom situation with a (flat roof) extension, so that we only add the bedroom’s square meters to the house once.
The result strongly reminds me of an oversized holiday home.

… and the attic remains a secret 😉
Does it work like that?

I completely agree—it comes down to everyday habits. If film and TV are important, there are solutions that avoid the compromise of sitting with your back to the garden, such as a hidden motorized screen for the home theater. This can also work with the sofa facing the windows. Speakers can be integrated into the walls in a new building; there are excellent systems available. For casual viewing, a smaller, secondary screen is sufficient.
In so many other areas, thousands are spent on better kitchen hinges, high-quality wall finishes (Q3), numerous built-in ceiling lights (Q1–Q4), generous circulation spaces, and so on...
I often find a lack of creativity here. Deciding to position the sofa facing the window is fine, but I believe it’s rarely really considered thoughtfully.

I fully agree as well.

Thank you very much for your input!
We have only one neighbor on the left side (when looking at the property from the street), whose house is about 30m (100 feet) away from us. There are no other neighbors, and the surrounding area is not buildable as it is all designated open space.

@ypg I haven’t considered the upper floor at all yet, as I’m even less sure about my ideas for it.
