ᐅ Fill or Basement Construction?

Hi @ all,

we have reserved a plot of land in Lampertheim (Hessen).

It has an area of 428 sqm (4605 sq ft).

Previously, there was a scrapyard/recycling center on the site, so the city has now excavated the entire area by approximately 1.80 m (6 feet). This means it would first need to be filled up again by about 1.80 m (6 feet). The road is almost finished.

The question now is, which would be more cost-effective: this filling or perhaps building a basement?

We want to build with a prefab house manufacturer, and the house will have external dimensions of about 9 x 11 m (30 x 36 ft), so approximately 140–150 sqm (1500–1600 sq ft) of living space.

What would the approximate costs be for such filling? Or for a finished basement?

Why? No idea, it’s definitely nothing special:

Shell height of 250 cm (98 inches) is finished still only about 235 cm (92.5 inches), right?
I think we have just under 230 cm (90.5 inches) including tiles. 60,000 to 65,000 EUR for a bare basement is quite steep, although it depends on the size...

There’s nothing tight about that – it’s just a normal price. However, the basement is not listed separately – you have to deduct it.

The base dimensions are 11.5 x 9.5 m (37.7 x 31.2 ft).

Now there is underfloor heating everywhere, all plastered, electrical wiring installed flush, plus a shower bathroom.

Ok, but the interior finishing was probably an additional cost?
Ours is also smaller, just under 70m² (750 sq ft), I think.
Does it make a difference whether the structure is built with masonry or concrete? Even if it’s not a waterproof concrete shell (white tank)?

No, nothing should happen – ours is concrete with waterproofing and perimeter insulation.

And of course, all that is done separately – it’s not the structural builder’s job.

Ours is built with masonry (30cm (12 inch) calcium silicate brick plus a concrete earth pressure beam), bitumen waterproofing, wall insulation boards (about 7cm (3 inch) polystyrene), and a dimple membrane.

With the price of your basement, some could build a 90m² (970 sq ft) bungalow.
