we are currently planning a new build with dimensions of 10 x 12 meters (33 x 39 feet), two full floors without a basement, and a gable roof with a 22-degree pitch (without dormers, windows, etc.). Since we need storage space, our idea is to make the attic accessible via a hatch and use it as a storage area. We understand that the attic only provides limited usable space, but it would be sufficient for some storage needs. However, our architect advised against this, stating that the space is not usable.
We would reject an open roof structure due to insulation reasons. So, the question is more or less whether to make the attic accessible or to cover it with a suspended ceiling.
We would appreciate your feedback on whether you consider such use practical and what your experiences are.

The plot was a stroke of luck. About three quarters of a year passed between deciding to enlarge our living space and the notarized purchase agreement.

After three months of daily searching, I started including building plots in my search criteria. After another three months of realizing that land within Berlin itself was simply too expensive, I expanded my search radius to the surrounding Brandenburg area near Berlin. One week later, the plot suddenly appeared online. We were the first willing to pay the asking price and secured a notary appointment, so we were lucky to get the contract. According to our neighbors, there were quite a few interested parties. It was also fortunate that it was an older infill plot, allowing construction under §34 (building permit / planning permission in Germany). We were a bit nervous when we asked the building authority if a mansard roof was possible, since only gable roofs and city villas with hipped roofs are common in our neighborhood. However, the building authority welcomed our inquiry. They were almost glad that it wasn’t another property with the Flair 134 style (no offense to Flair) and appreciated our concept.

mambo19887 Mar 2020 11:51Are your roofs insulated? We are building an uninsulated 25° (25°) hip roof measuring 8m by 11m (26 ft by 36 ft). The upper floor ceiling is insulated.
Roof insulation would cost an additional 5000€. We are wondering if it is worth it.
