Hello everyone,

We are currently deciding on a loft ladder for our garage.

We have built a double garage (9 x 6.50 m (30 x 21 ft)) with a storage room and a pitched roof, which is not attached to the house.

Now we need to choose a suitable loft ladder.

Is it absolutely necessary to have an F30 (fire-resistant) loft ladder or not?

If not, we were considering a Fakro loft ladder (LTK Thermo model).
Wellhöfer is too expensive for the garage, and the F30-rated ones are also quite unaffordable. :-(

**Fire Safety Regulations for Small Garages

The Garage Ordinance in Bavaria (Garage Ordinance) sets out requirements in § 6 regarding fire safety and building materials for small garages, medium garages, and large garages. According to the version from 1993 with amendments in 2001, for small garages, meaning prefabricated garages or garages up to 100 m² (1,076 sq ft) of usable floor area, it is required that load-bearing walls, ceilings, and roofs must be made of non-combustible building materials. At the same time, however, an exception is granted, allowing small garages to be constructed with combustible materials provided they are used solely for garage purposes

Therefore, I would assume that the presence of a storage room already requires compliance with the garage ordinance. For this reason, I would lean towards installing a fire-resistant concrete element.

There are F30 attic ladders with fire resistance on one side and on both sides. Where can the regulation for this be found?

The Dolle F30 is available for 469 euros.
