ᐅ Attic Floor Plan Design – Requesting Feedback!

Hello – we are planning to buy a used house that needs renovation.
Since we are planning for a family with four children, we will need corresponding children’s bedrooms.
The attic floor needs to accommodate the following rooms:

3 children’s bedrooms
1 master bedroom
1 bathroom

I will now show you the current floor plan including the external dimensions as well as our idea, which is by no means optimal.
In our design, the most valuable room on the upper floor is lost to the hallway area 🙁
On the upper floor, the knee wall is at about 2 meters (6.6 feet) room height – so it’s a very steep roof.
In the bathroom area, we can definitely imagine adding a dormer.

(On the upper floor, an extension is planned at the back, which already exists on the ground floor and is now to be added to the attic floor.)

Feel free to get creative with the ground floor as well 🙂
A side extension would probably exceed the budget...

For so many rooms, the house is almost too narrow!

Renovation = risk, and yet old.

I would consider new construction here, especially since fire protection probably cannot be optimally addressed (formally it’s not an issue, but practically).

Che Guevara new build is not an option for us due to the plot situation. We don’t want a small lot in a new development area but a proper one in an established neighborhood.
Demolition and then new construction isn’t feasible here, or the purchase price for such a project would have been too high.

Ivonne, I will take another look at the option; the doors downstairs are almost already there anyway.

In brief:

I would keep the guest toilet for 6 people.

Kitchen to dining area: open the wall, possibly just a kind of pass-through, meaning keep the wall at working height, chimney flue stays anyway.
The dining area needs more light. Where can the cardinal directions be seen?

Yvonne, I could just kiss you, this is really a good option ^^

The dining area would be moved to the extension, and the couch and TV would go where the dining area is currently located.
The extension at the back (dining and reading area) will be fully glazed facing the garden.
You would have to carry everything around the corner, but in a pinch you can quickly rearrange things again 😉

The guest toilet would be perfect as a storage space for daily used jackets and shoes, especially for the stroller – it would be completely out of the way there. There would still be a toilet downstairs in the bathroom and one upstairs.

We also considered putting the kitchen where the bathroom is planned – as an open concept there – and then keeping the bathroom where it currently is.
What do you think about that?

(I initially said no because I find the pantry so practical)

Regarding the cardinal directions:

When looking at the house from the street, the entrance faces north.
To the left of the house is east.
At the back in the garden is south.
And to the right side is west.
