Hello Homebuilding Forum,
We are more or less about to start the project, and finally, the surveyor has sent the data to our architect.
Now we have a problem with the reference height: our building plot starts 7m (23 feet) from the property boundary, and according to the architect, the bottom edge of our garage is at about 4m (13 feet) elevation. This makes it impossible to create a reasonable driveway directly into the garage, as the slope would be around 50%.
Do you have any suggestions on how to keep this within a sensible range without having to create switchbacks for the garage entrance?
I have attached the architect’s drawings.
Thank you very much and best regards, Anson

I believe that was offered to me after all I think so too. I don’t know what exactly was offered to you, but your excerpt from the development plan clearly shows the same plot of land being discussed here.

I agree with that. I’m not sure what was offered to you, but your excerpt from the zoning plan definitely shows the same plot that was discussed here.Yes, that’s correct—it is definitely the same property in Sindringen. We have very similar ideas: we want to build the house on top of the garage and basement, and add an extension on the ground floor level, about 80 m2 (860 sq ft) for the parents.
Our situation differs from the original poster’s in that we have planned a slightly larger budget, are aiming for “only” 240 m2 (2,580 sq ft) total (160 & 80 m2), and I am allowed to purchase both plots, so I can also be flexible with the driveway.
Do you know any architects in the Hohenlohe area or nearby who are experienced with sloped sites? I would appreciate any recommendations.

So you can buy an adjacent plot that has not yet been offered to the original poster? – even if they have already withdrawn, in my opinion it would be best for you to start a new thread (while referencing this one). Otherwise, going back through the posts will constantly cause confusion between your and their building plans.

You are welcome to contact me directly without obligation (private messaging is only possible externally for newbies here; my address at gmx de is also 11ant). Sharing freelancers’ names publicly on the web seems inappropriate to me.

This is the end of Römerstraße, right?
Looking at the staggered neighboring buildings, the building boundaries do seem somewhat surprising to me... Correct, the end of Römerstraße, north side.
@11ant Thank you, I already messaged you and I will start the thread with pictures, sketches, etc. as soon as the little one goes to bed.
