My girlfriend and I are currently almost desperate in our search for a suitable plot of land to build a house. Since we live in a booming city where prices can reach up to 800€/sqm (about $74/sqft) and even in the surrounding areas prices are over 200€/sqm (about $18/sqft), it’s not easy for us.
Nevertheless, a promising plot seems to have come up and we have an appointment for a viewing next week.
Details:
626sqm (about 6735 sqft), undeveloped, east-facing hillside location.
To avoid unpleasant surprises, I am now looking for advice and rough assessments.
The listing says:
“The offered plot with hillside location is situated in a traffic-calmed cul-de-sac. (EAST-facing)
A preliminary building enquiry has already been submitted and approved for the construction of a single-family house with a garage. The approval is valid until July 2018.
Connection costs (development fees) have yet to be paid.”
My questions regarding this: Is an east-facing hillside location “bad” or acceptable? I know that a north-facing hillside is considered unfavorable. What do you think?
Furthermore, roughly how much should I expect to pay for the development costs for water, sewage, electricity, etc.? I’ve heard that because of the hillside, these costs can be higher.
I am attaching a photo so you can also get an impression of the hillside; I don’t find it extremely steep.
Another question: In what price range does one typically move when building a house (basement + ground floor + attic) with increased construction costs? The intended building method is solid construction (masonry). The footprint is about 10x10m (33x33 ft).
Are there any other significant disadvantages commonly associated with building on a slope?
My concern is that I might buy the plot and later find out that the development and building costs are too high.
I would appreciate any help and tips.
