Hello everyone,
I would appreciate your feedback on the attached floor plan (not a house!).
I know this is a house building forum, but maybe someone still wants to help.
Since it is a new build, the floor plan can still be changed.
Where do you see needs or weaknesses in the floor plan?

Here are the changes I am considering:
- Change the shower bathroom to a guest toilet (see picture below), advantages: private access and more closet space behind the bedroom door possible
- Include a shower in the bathroom, possibly omitting the bathtub

The stairs behind the dining table lead to another roof terrace on top of the building.

It can't get more compact than this; any way you look at it, there’s a trade-off.
Since the bathroom and small room are basically fixed, there’s always quite a long distance to cover. Unless you add a guest toilet, but then you end up bothered by sitting next to the living room while using it.
Whoever has the ultimate solution gets 100€ in cash.
By the way, the “long distance” is about 6 meters (20 feet), and it doesn’t go through the living area, just past the dining table.
The advantage of the whole setup is that no room (except the bathroom) is located next to the stairwell.

Many thanks for your effort, but the living room is definitely too small for me. Also, I’m missing a good closet solution in the bedroom. Well, I see the closet here on the bottom wall of the plan; I added that later as furniture. But the living room is indeed not very spacious at 12 m² (130 sq ft).

Here’s the idea I’m currently considering.

I think that’s probably the most reasonable option. The bedroom is somewhat smaller, making the living room bigger.

I would be really bothered by the long walk to the bathroom through the kitchen and living area. Well, sometimes you just have to keep things in perspective. The apartment will be occupied by one person; the daughter visits occasionally... This way, you can always enjoy the open space you have to walk through.
Hm... in the first layout, you have a living room width of 4.80 meters (16 feet), but in the second, the dining area is only 2.40 meters (8 feet) narrow.
This makes the staircase hardly accessible, so the roof terrace is used less.
I would actually recommend carefully planning with furniture to see how much space is really needed. On one hand for you, and on the other for a family of three (possibly if you decide to sell).
For a wardrobe, I always strongly suggest allowing at least 320 cubic decimeters (0.32 cubic meters) of space so that a standard 3-meter (10 feet) closet fits comfortably.
The guest toilet door currently opens toward the kitchen and dining area — this might feel uncomfortable for guests. Less so for you alone, but you probably don't really need this room.
Regarding the dining table: I would seriously reconsider whether the table needs to be positioned widthwise. Do you have many guests? I find it reasonable to place it with the short side against the wall. In an apartment, the practical maximum length is usually about 1.60 meters (5 feet 3 inches), which can be extended if necessary. For larger gatherings, the table can then be turned as it is now.
For the living room: where will the SAT/LAN socket be placed? This needs to be reconsidered. I would also consider placing the sofa against a wall. In apartments, the sofa does not need to be very wide. I would think about placing the TV on the bottom left wall near the back of the wardrobe wall.

I’ve revised your floor plan to exclude the toilet.
I felt there wasn’t enough space for, for example, a dresser in the dining area. So, as suggested, I reduced the table size, and it turned out that I could create a closet from the free space around the shaft at the bottom center of the plan. This closet can also accommodate an ironing board and vacuum cleaner, leaving kitchen items under the stairs and miscellaneous storage in the larger storage room. This creates an area in the bedroom for, for example, a desk, and also leaves a wall in the dining hallway for a cabinet.
