I would appreciate your feedback on the attached floor plan (not a house!).
I know this is a house building forum, but maybe someone still wants to help.
Since it is a new build, the floor plan can still be changed.
Where do you see needs or weaknesses in the floor plan?

Here are the changes I am considering:
- Change the shower bathroom to a guest toilet (see picture below), advantages: private access and more closet space behind the bedroom door possible
- Include a shower in the bathroom, possibly omitting the bathtub

The stairs behind the dining table lead to another roof terrace on top of the building.

How many people will be using the apartment?
If you are considering including both a shower and a bathtub in the large bathroom, a place for the washing machine has to be found.
There is also a storage room; here is a section from the floor plan of my apartment:
You can see a small storage room in the hallway. It contains the heating valve, the fuse box, but also a water connection for my washer-dryer.
And how large is the roof terrace? Is it only accessible to you, or is it divided into sections that also serve other apartments?
Living room... make sure to plan it realistically with sofa dimensions. To me, having the TV at the lower side of the plan seems odd. I might consider placing the sofa and TV in the planned kitchen area and move the kitchen into the originally planned living room space.
The terrace entrances are marked with a step. You should clarify if this step protrudes into the room.
Regarding the planned changes to the bedroom/toilet: make sure there is at least 70 cm (28 inches) between the bedroom door and the wall at the top of the plan, so that a wardrobe fits well there. Keep in mind that the door frame will take up some of this space. Also, in the new toilet, ensure that when sitting on the toilet, you don’t collide with the handwash basin. It might be worth considering having the toilet door open outward, which would allow for more distance between the toilet and the basin. However, you seem to have already taken this into account in your drawings.

The roof terrace is about 30 square meters (323 square feet) and is exclusively part of the apartment.
The guest toilet matches the dimensions of the one in my current apartment and is sufficiently wide. The door definitely has to open outward.
For the washing machine, I was considering placing it in the kitchen, unless I decide to skip the bathtub altogether.

The living room has exactly the same dimensions as in my current apartment, which really helps with visualization. Luckily, I know that fits well.
Do you see any possibilities to widen the small room? It will probably be difficult because of the apparently load-bearing wall and the balcony doors, right?
Another point: Does the hallway maybe feel a bit cramped due to the narrowing towards the living area?

If there is one thing I would try to avoid, it’s having the washing machine in the kitchen. In that case, either a built-in appliance is needed, or you have to come up with a custom cabinet solution, etc.

Do you already have an idea for the kitchen design? 330 cm (130 inches) is actually quite wide for a galley kitchen. I would consider an island, and I already have something in mind for that.
