Hello,
we are considering a narrow plot of 13.5 x 25 meters (44 x 82 feet). A local street (no through traffic) is located to the southeast and currently serves about 5 houses (so traffic is light). The future development of the adjacent plot to the southwest is unknown.
We would like to maximize solar gain, meaning large window fronts on the southeast and southwest sides. Here are my questions: Would a window front facing the street be advisable? Or is it better to sacrifice light and warmth there?
Where would be the best place for a terrace? In front of the house on the southeast side? Between the houses (worst case in a 6-meter-wide (20 feet) “canyon,” with 3 meters (10 feet) being our part, and an eaves height of 6.5 meters (21 feet))?
And where can we also fit the garages? The distance between the garage and the property boundary would be 5 meters (16 feet).

I would probably start like this:

Floor plan of a house with terrace, kitchen, dining, living; garage on the right.

Now you could consider whether to place the kitchen at the bottom of the plan (blue) to keep the living areas together, or prefer a larger kitchen/dining area separate from the living room—as sketched here.

How many parking spaces are mandatory? Are enclosed parking spaces recognized as such?
