Hello everyone,

First of all, great compliments to the community—I was able to fill several knowledge gaps thanks to this forum over the past few weeks. Now the time has come: today we reserved a plot of land (there is hardly anything available on the market here). The plot has many advantages (quiet, serviced, flat, well connected, etc.), but it is quite narrow (18.8m (62 feet)) and allows only limited space to the south (more precisely south-southwest, as the plot is slightly angled). This likely means the arrangement of the garage (I would like an oversized garage, about 4m (13 feet) wide) and the house (building footprint approx. 9.75m (32 feet) x 9.75m (32 feet)) won’t be optimal. Attached is a section of the site plan; it concerns plot 23. The map is oriented to the north.

The garage should certainly be placed along the northern boundary, but the dashed line marks the building limit (construction is allowed up to about 16m (52 feet) deep, so it can’t be placed too far back—otherwise, the house could have been shifted further north).

If a 2m (6.5 feet) distance between the garage and the house is required (to avoid creating a single building structure), there will be hardly any space left to the southern border (about 2 to 3m (6.5 to 10 feet)). The neighbor to the south will probably build right up to their northern boundary, at least with the garage.

What do you think? Is a single garage the only option? A garage set around the corner on the west side of the house? Or a non-square house shape (which might result in a narrow, corridor-like living and dining area)?

Garage facing southeast. Driveway located at the northeast corner or middle of the east side, house to the north, entrance at the front (east). This way, you have a nice courtyard in front of the house and privacy for the garden provided by the garage. Of course, when coming home, you might need to turn the steering wheel to the left towards the garage while on the courtyard. But that’s my recommendation, because I really don’t like those huge (long) driveways that are pushed right next to the house.

Place your garage along the southern boundary, as far east as possible. Position the house with a 2.05m (6 ft 9 in) distance to the garage in the northeast corner of the plot. This way, your garage will likely be next to the neighbor’s garage, and you’ll have the west and southwest sides of the plot free.

The neighbor to the south is also likely to build more towards the east to keep the west side clear...
