ᐅ Are there construction managers who work based on external building plans?

The background is that we have a friend who is an architect, and we would like to use her services for our house construction. However, since she lives further away, she cannot regularly visit the construction site. Would a site manager be willing to work according to an "external" building plan? How about general contractors? Basically, it would involve the structural shell and interior finishing.

I don’t see any reason why not.
Not only architects act as construction managers. For example, there are also civil engineers and even experienced tradespeople who serve as construction managers and can do a good job. Whether the person you are currently talking to is skilled, you simply don’t know (and that goes for architects as well). I would even argue that an architect who is a good design planner is not automatically a good construction manager, and vice versa.
To find out what kind of professional you are dealing with, references can be helpful. It might also be possible to hire a publicly appointed expert for this purpose. I’m not sure if that would automatically be much more expensive.

Yes, there definitely is. Within our circle of acquaintances, we also know someone like that. He even occasionally works as a subcontractor for major home builders. Our building surveyor during construction did the same...

There are many general contractors who build according to external plans. If I were you, I would look for a local construction company that you can trust and build your desired design with them. In every larger town or municipality, there are companies like this, although they may not specifically advertise single-family homes.

Ideally, the architect responsible for site management is also the designer. Since that wouldn’t be the case here, site managers other than architects could also be considered. Site managers who are not architects are usually civil engineers, but they are rarely self-employed and are more often permanently employed by construction companies (especially general contractors). Freelance site managers who are not architects are most likely to be found among experts offering services as building supervisors. Non-architect site managers regularly work based on external plans. I would always consider involving general contractors in the tendering process; however, their “site managers” serve a different role and do not replace your site manager. I would recommend that either you or the designing architect find a site-managing architect who can take over from the quantity survey and tender preparation stage onward; or that the designing architect completes this phase and then a building supervisor expert assumes site management. In any case, the designing architect should at least carry out the detailed planning themselves (or even better, together with the site-managing colleague). Detailed planning based solely on external planning permission plans is almost pointless and then you would not really need an architect—in that case, an “inclusive” general contractor draftsman would have sufficed (with the well-known quality consequences, which I probably do not need to elaborate on again so close to my fourth year here).
