ᐅ Are the doors too expensive? Calculating house construction costs

Hello everyone,

I’m new here. I’m near the end of my house planning and wanted to double-check if my cost calculation looks correct, or get your opinions on it. I gathered the prices myself (partly by getting quotes, partly by searching online, partly by talking to people).

Facts about the house and land:
Plot size: 808m² (9748 square feet) – already owned
Living area: 180m² (1938 square feet)
Double garage (extended to 9m (30 feet) to gain an additional parking space)
Double garage with basement
2 full floors
Hip roof

Location
Site setup: €1350
Earthworks: €6436
Sewer works: €1837
Reinforced concrete work: €45599
Masonry: €36609
Insulation: €4318
Plastering: €22966 (interior and exterior)
Heating: €25000 (air-to-water heat pump + underfloor heating)
Tiled stove: €13000 (as a room divider between dining and living room)
Ventilation system: €8000 (central)

Sanitary installations: €13000 (including fixtures)
Windows: €21000
Doors: €18000 (interior doors, front door, garage door)

Roof: €10000 (calculated only for timber and roof shingles; I will do the rest myself :cool

Net total: €284,532.40
VAT: €54,061.20

Grand total: €338,594

What do you think? Does this look reasonable?

I’ve already found my way around.

Yes, I have thoroughly researched and considered the heating issue.
A friend of mine is a heating engineer, and he ultimately convinced me.
There are many calculations out there... Heat pumps are cheaper than everything else, and also vice versa.

What matters to me is whether I have considered all the important aspects.
I don’t want to be surprised later. It’s clear that prices can range from cheap to expensive everywhere.
It should be mid-range, no excessive luxury.

Can I realistically expect this price based on my information?

Regarding the plot of land: it is fully developed and located in a new housing development.
I will build the basement as a waterproof concrete shell anyway. (There is no additional charge from the builder, as they construct every basement this way.)

My plot was also "fully serviced," likewise in a new housing development. However, the city still charged a proportional sewer connection fee of about 2400 Euro. (This had NOTHING to do with the actual connection costs!) Additionally, as I fortunately did not have to deal with, most others had to bear the cost of creating an inspection chamber (around 2000 Euro, two required since rainwater and greywater are separate) and the sewer works from the house itself (redirecting gutters from the back to the front, etc.; for me it was 2900 Euro). So, budget a bit more for sewer-related work. However, you should definitely take another look at the internal doors. How many doors are planned?

“Fully developed” means nothing other than that the public utility lines lie in the street in front of your plot. Connections to your plot and house still need to be made.

Your supplier will hardly build your basement as a “white tank” without good reason; you probably mean a standard “WU” basement. WU = waterproof/concrete structure.

I just realized you are located in Bavaria; depending on the exact building site there, my estimated values can vary upwards by about 5–8%.

Of course, every construction project is different; these are just guidelines and whether the estimate is completely off or not.

No one can plan down to the last cent anyway...
How do you arrive at the €356,500 (approximately $365,000)?
Floor coverings, landscaping, and painting are already included in my calculation.

For the plot, the following additional costs apply (according to the local authority, E.ON, neighbors):
- flat-rate electricity relocation ~ €420 (about $430)
- about €23 (roughly $24) per meter on the plot (digging yourself ~ €12 / $12)

- sewer connection on the plot ~ €1,000 (about $1,020)
