ᐅ Are horizontal building plans common?

Almost six months after moving in, noticeable cracks have appeared in all rooms throughout our house. All the cracks run horizontally, with some measuring up to 80cm (31 inches) in length. The first cracks are now also appearing on the ceilings. The construction manager downplays the issue, referring to them as "completely normal settlement cracks."

We are not willing to accept this explanation. To what extent are such cracks really normal and considered within construction tolerances? Can I require the general contractor to fix these defects?

Hi,

I’m bringing this up because we have experienced the same issue. The horizontal cracks are especially concerning to us. The construction manager is downplaying it and says it’s normal.

However, we don’t agree and plan to take action. We will now also hire an expert to address the matter.

Maybe others have similar experiences.

No, I don’t think that is normal. Personally, these cracks would drive me crazy. I would call in an expert, and this major defect must be fixed.

Horizontal building plans are not normal and, in my opinion, even cause for concern. People who downplay this as a minor issue are acting negligently. A building inspector can assess the risks.

I would not interpret these as settlement cracks. I saw something similar in another building, and the owner immediately called a professional. There is no time to waste here.

Definitely do not take this lightly.

I also do not consider this a construction tolerance, and cracks measuring 80 cm (31.5 inches) in length are quite significant. What needs to be done now must be determined by an expert. However, action must be taken.
