ᐅ Are changes needed for the kitchen design?

Hello everyone,
attached is the current kitchen floor plan.
The planned kitchen area is marked in blue. A slightly raised counter is intended to serve as a spatial divider between the dining and living areas. Whether this counter will be on the right or left side has not yet been decided.

The window is a “herb window,” meaning it is positioned higher so that the sink was initially planned to be placed beneath it. We can still freely move the window. The garden is located behind the window.

The U-shaped layout is already fixed, so the main decision left is which kitchen elements will go on each side. I would like to hear your ideas about this, including regarding the window placement.

In general, I’m also wondering what the best process for purchasing the kitchen would be. The construction contract is signed, with a planned start of construction at the end of this year or early next year. The expected completion date is September 2021.
The final meeting with the architect concerning the building permit/planning permission relevant plans is still pending, so we need to finalize the window location by then at the latest.

I’ve heard about very long delivery times for kitchens; does it make sense to purchase the kitchen “now” and schedule delivery and installation for September 2021? Is that even possible? What if the construction happens 1–2 months earlier or later than planned?

Our expectations would be considered completely average. The kitchen should last a few years but does not need to be luxurious. The budget is a maximum of 17,000€ (about 18,000 USD). Who would you recommend contacting—well-known retailers like Höffner or Ikea, or directly a kitchen studio? Are there significant differences?

I don’t like a counter like that because it narrows the entrance to the kitchen. In most cases, the dining table is right next to it, so I don’t understand why you would need extra seating there. Also, it creates an additional corner.

The U-shape is not a must for your kitchen. I can also imagine a tall cabinet row on the right side of the plan and a (possibly even deeper) row with the cooktop and sink on the left side of the plan.

With two rows, the kitchen space can be made a bit narrower, giving the hallway a bit more room.

We visited Plana and were very satisfied, but of course, I don’t know if that was because of the great, creative salesperson or the company itself. Our house is expected to be completed in spring 2021, and we have already signed the contract for the kitchen. The general contractor also needs the electrical plan.

The Process:
Plan ahead now for yourselves. For the wastewater system, the final plan is often already required by the builder. If not, make sure to take the shell construction dimensions, which should allow for a 60 mm (2.4 inch) standard pipe plus a few centimeters of clearance for plastering and installation. In any case, don’t plan too narrowly.

Is this leading to the basement, or is it a storage room under the stairs?

I wouldn’t include the attached small bar area. Either go for a double-row layout opposite each other, but that would leave 150 cm (59 inches) between, which is quite wide.
Or a U-shape: leave the wall on the right side free, creating a 170 cm (67 inches) bar surface.
Consider whether you want a bar or an island. A seated bar is usually unnecessary if the dining area is only about 1 meter (3.3 feet) away. An island for work should not be too tall, so better as a work island.

If there is a storage room under the stairs, I would probably shorten the kitchen wall to make it visually wider, then create a U-shape as I described.

Since the utility room is already quite small, the wall would only widen the hallway from where the kitchen starts. In my opinion, that would look strange, but I’ll include it in the plan for now.
The counter was just an idea to separate the kitchen a bit from the dining area. We decided against a sliding door or similar because it would probably just be left open here anyway. Are there any other options? The counter doesn’t have to be as long as it is sketched.

Thanks! It makes sense that the builder needs the electrical plans. So in your opinion, it doesn’t hurt to take care of it now and maybe even buy at this stage? How did you plan for delivery and installation?

What I just realized: the wardrobe might be tight. Maybe adjust it there or possibly take some space from the kitchen for a built-in closet.

I’ll sketch my idea later...
