ᐅ Are architect and construction supervision costs really that high?

My girlfriend and I want to buy a house in the eastern part of Lower Saxony. The house itself is estimated to cost about 57,000 euros. It is a house built in 1962 with an extension from 1985.
We plan to carry out a complete renovation and basically renew everything that is necessary. This means a new heating system, windows, and a few other things.
Our maximum budget for this is 115,000 euros. Yesterday, we received the first cost estimate from our construction supervisor. Some of the work will be done as self-performed labor.
I will get details and the exact plan only today. But what makes me hesitant is that the construction supervision fees as well as the costs for the architect and the structural engineer amount to over 28,000 euros. That is more than 20 percent of the total sum.
At first glance, this seems very high. Or is that an appropriate amount for a renovation? We definitely want to get another quote from a different architect.

We have now spoken with two more architects, and their prices for all phases ranged between 12,000 and 16,000 euros. That sounds much more realistic and is an amount I’m willing to pay. However, the gut feeling and chemistry were not quite right yet. We have two more meetings scheduled for next week, after which we plan to make a decision.
We have withdrawn from the original architect/structural engineer due to distance and cost. He also couldn’t clearly explain how his fee was composed. The architect was supposed to only do the drawings, and the structural engineer only handle the calculations. He wanted to take care of the rest himself.

franzi6552 Mar 2015 19:54We paid a total of 2000€ – which was acceptable. In our case, billing was done hourly, not at a fixed rate.
The problem with fixed-rate billing is that once a certain amount of work is reached, the quality may suffer because the supervisor has to work “for free.”

According to HOAI, for a single-family house costing 450,000€ (zone III, middle rate), 20,000€ is allocated for service phase 7.
Architects report that 100 on-site appointments for a single-family house are not unusual.

Hello, if it is an independent expert / construction supervisor, a percentage of 4-8% of the renovation cost is generally applied, at least in the Lower Rhine region. If the construction supervisor also handles the tendering and contract awarding, there is usually an additional fee of around 2%. It depends on the scope of the assignment.
