My girlfriend and I are currently planning to build a house. We have already received a few quotes from general contractors (GCs), which I personally found quite expensive. That’s why we recently met with an architect who is also an energy consultant. Initially, we wanted to build a KfW55 house to qualify for the KfW loan, but we have since moved away from that idea. The plan now is to first see what energy standard we can achieve and, based on that, potentially invest more in insulation or other improvements.
Regardless, we are interested to know if the architect’s offer seems comprehensive and if we could then hand everything over to a GC to carry out the work.

1.2 DESIGN PLANNING | ENERGY CONCEPT
Developing the planning concept considering design, functional, technical, building physics, economic, and energy-related requirements, using contributions from other professionals involved, up to a complete design including graphical representation
Negotiating with authorities regarding permit approval
Cost calculation according to DIN 276
Calculating the energy balance (efficiency house calculation) according to the Energy Saving Ordinance (EnEV) in its current version
Providing the energy performance certificate according to the Energy Saving Ordinance in its current version
Compiling all design documents
1 Flat fee. 2,800.00 EUR 2,800.00 EUR
1.3 PERMIT PLANNING
Preparing documentation required by public law for permits or approvals, including applications for any exceptions or exemptions
Submitting the building permit application
1 Flat fee. 800.00 EUR 800.00 EUR
