Hello everyone,

My name is Konstantin, and we will be building a house for ourselves and our children (currently 1, increasing to 3 in the next few years) in early 2017.

I have been following this forum for a while and am always grateful for your tips on all aspects of house construction. I have already been able to use many ideas for our project. Thank you all!

Attached is our floor plan (created with a friend who is an architect).

This floor plan has been optimized several times and we are quite happy with it.

Since this is a major investment that should be well planned and prepared, we would like to hear your opinions on the floor plan to avoid possible mistakes or to incorporate new ideas.

We look forward to your feedback.

I have included images of the ground floor, upper floor, 3D house model, and the plot.

Alright, let’s calm down a bit!

Although by now I assume you have misled us quite a bit about the architect, and I cannot prove to what extent an architect was actually involved despite your statements, you’re still in a glass house and should kindly take a step back. Your planning mistakes are clear objectively, but no one writing to you here has to compare their house to yours or to Kern’s.

By the way, the zoning plan for “Auf der Höhe” as well as the NDS state building code also apply to this building plot, so the next planning should respect the required distances.

Planning errors are not a disaster, but you should be able to handle criticism.

Unfortunately, I have to agree with the others here. The living area is the same as in some 180sqm (1937 sq ft) houses. The layout is far too complicated with long distances. Even the bathroom would be much too small for me in a 240sqm (2583 sq ft) house.

Although the stated square meter figure may seem large, the actual usable space is much smaller.

Have you already submitted the building permit application / planning permission, or what do you mean?

The floor plan is not as bad as it is portrayed! It is definitely better than the boring standard houses with knee walls.

Whether it was based on another floor plan is irrelevant since it wasn’t mentioned. When I look at most urban villas, they all look quite similar anyway. The layout often results from orientation and the street. One thing leads to another.
