Our architect (a friend) left us with the cost estimates for the individual trades, but we now believe he may have deliberately set the numbers too high (because he no longer wants to work on this project?)!!
House details: hillside location, 4 floors (ground floor with 5 garages, approx. 26m2 (280 sq ft) basement, entrance), 3 apartments (1st floor 140m2 (1507 sq ft), 2nd floor 120m2 (1292 sq ft), 3rd floor 55m2 (592 sq ft)), terrace on top of two garages, elevator, KfW 70 energy standard

Having friends involved in construction is always a challenge; sooner or later.
In this context – architects use reference lists to calculate potential costs. Depending on how these "potential costs" are labeled, the calculated costs can differ from the actual costs by about 10 to 20%.
Unfortunately, you did not include any design plans, and otherwise I can only guess—which I usually try to avoid. I calculate differently, so I will disregard your breakdown for now. For a simple design – square or rectangular, practical and efficient – you should expect around 730,000 euros gross. This excludes ancillary building costs and possible special conditions of the plot.
Why does it have to be such a large box? What exactly do you mean by a lot of DIY?

Hello!
We are building a house for two families (brothers), and the small apartment will be rented out.
The area of the first floor is 15 x 11.5 meters (49 x 38 feet), tapering slightly towards the top. The ground floor is smaller due to the sloping site, measuring 22.7 x 6.5 meters (75 x 21 feet) for the front garage section, and 15 x 3.5 meters (49 x 11 feet) for the rear part with the basement, stairwell, elevator, and technical rooms. We are fully utilizing our plot externally, so there is no space for soil excavation.
As general contractors, we will handle electrical work, ventilation, and underfloor heating. Painting and wallpapering will also be done by us somehow. The father-in-law says he can do everything from the shell construction stage, although I really doubt that, considering everything I have read here.
The plot is already owned by us, and we are about to submit the building permit / planning permission. However, based on the numbers, financing is still not secured. We will cover additional building costs with our own equity and aim to manage with a 300,000 loan, which would cover about half of the construction costs.

I cannot judge the cost of an elevator, but the other trades — compared to prices from about 2-3 years ago — seem reasonable in relation to the building size, as far as I can assess as a layperson. Roof/carpentry/flat roof is difficult to evaluate without seeing the building.
I personally find the plumbing budget quite tight. Where is the heating system planned to be installed? The ventilation budget will be tight for a 4-story building... Also, with commonly available equipment, it will be challenging to achieve adequate air exchange rates given the volume of this building.
The budget for the front door and windows also seems too low. However, that depends on the quality requirements. The Kfw70 standard does not really match that.
