the situation is as follows:
Architect: the estimate is about 5–10% over budget, but the quality of equipment is probably higher than we actually need. Therefore, it is quite possible that we could still stay within budget. The architect also wants to prepare their own design. Costs about 1500 EUR. It would be frustrating if we then decide to stick with our own floor plan.
General contractor (offer available): initially within budget, but we actually do not like the proposed materials and fittings… additional costs will likely arise that could exceed the budget.
We are also considering building with a “structural engineer.” Since the floor plan is fixed, we basically do not need the creative input of an architect. More important for us is an optimal use of the budget (energy efficiency, material selection, building physics, etc.).
Thus, we are looking for someone who really knows about highly efficient construction methods (economical + technical) and who allows us to deviate from the general contractor’s standard specifications without major additional costs (sanitary fixtures, floor coverings, roof tiles, etc.).
My concern is simply that we might be dazzled by the general contractor’s low offer, but in the end, it will not meet our expectations, and we might have been better off with a different building partner.

- Special requests: lift-and-slide door approx. 440cm (14 feet) to the garden
- The plot is already purchased
- The floor plan (custom-designed) is finalized, and we do not want to change it much
- The (very tight) budget is set (we do not want to spend more)
- Energy savings regulation 2014 compliant (no financing through KfW)
- Own work: painting, floor coverings (except tiles), drywall, roofing, electrical work
- Sanitary fixtures and tiles have already been selected
- Personally, I tend to optimize a lot and want to have input (clear advantage when working with an architect)

As a suggestion: you can now quite easily calculate the additional costs yourself or have the general contractor calculate them for you using the detailed scope of work, especially if you already know the specifications.
