ᐅ Architect, Construction Manager – Which Documents Are Needed After Completion?

Good evening, our construction project with an architect/site manager (without a general contractor) is nearing completion.
My question is: which documents should I receive or request from the architect/site manager?
Since the site manager will soon retire, I want to have as complete documentation as possible in case the house is sold in the future (or if any authorities request documents, or for any other reason).

So, the following:

1. Floor plans, sections, and elevations
2. Site plan
3. Calculation of enclosed volume, living space, and floor area ratio
4. Specifications of trades and billing documents
...
(Please feel free to add or refer to a similar checklist if available)

Because I want to modify, plant, drill, expand, clean, connect, enclose, change, and so on.
Ideally, with a large number of (self-made) images showing a scale referenced to a clear reference point. Why did I underline that? Because sometimes I can no longer follow my own thought process from more than 2 years ago 😉

And of course, additionally instructions, maintenance manuals, warranty documents, care information, etc.

So that later on in this forum, he doesn’t ask questions like, "My heat pump isn’t working properly, but I have no idea how the heating system was designed" 😉. Or if moisture appears around the windows, the parapet, or anywhere else, we can reasonably ask, "What does the detailed plan for the connection or other elements look like?"
