Hello everyone,

I have a quick question regarding the estimation of drywall panels to be installed on the walls inside a house.

What would you roughly estimate the costs to be from a drywall contractor for 608 sqm (6543 sq ft) / a standard gable roof / 1.5 stories, where only the ceiling of the upper floor needs to be covered with gypsum boards (the attic does not get any panels at all and the ground floor is already included in the 608 sqm)?
A) Material
B) Labor costs

Or the total costs, in case there is no separation between material and labor costs and everything is included in a single price for the entire square meter area.

Then you need to specify what the cladding area is – it certainly isn’t the 608 m² (6537 sq ft).

Hello,

Thank you for the note regarding the sheathing surface.

Directly in front of the drywall board, there is an OSB board (in case your question was about that). So, there are no rafters spaced 50cm (20 inches) apart that would only be used for screwing.

The OSB boards cover the entire area of 608 sqm (6,545 sq ft), meaning you can theoretically attach the panels wherever you like (I know it’s best to avoid too much joint filling later). Mostly, 2000mm x 1250mm x 12.5mm (79 inches x 49 inches x 0.5 inches) boards are planned for use.

If this does not answer your question about the sheathing, I apologize in advance (I’m not a tradesperson).

Best regards and have a nice Sunday

Again: You don’t have 608 m² (6,538 ft²) to cover, so how can anyone estimate the costs?

Unfortunately, the value is meaningless without context 😉

Hello,

I initially wrote a response but then I think I noticed the mistake—I had based the calculation on the floor area and then multiplied that by 4 for the walls. But if the room has a 4x4m (13x13 ft) floor area, the room height is not 4m (13 ft), but about 2.50 or 2.7m (8.2 or 8.9 ft) before screed, etc.

So my calculation regarding the size was still a rough estimate.

Ground floor: I calculated a height of 2.70m (8.9 ft) for the walls before screed / floor-to-ceiling windows and an open-plan living-dining area (so no walls calculated there), resulting very roughly in about 165sqm (in my original 608sqm (6,540 sq ft) estimate I had nearly 300sqm (3,230 sq ft), as the open-plan living-dining area wasn’t included then ;-) ).

Upper floor: Height of 2.50m (8.2 ft) including ceiling / due to sloped ceilings (gable roof) and no open living areas, I get about 180sqm (previously more than 310sqm (3,340 sq ft)).

So overall about 345sqm (3,715 sq ft) with a safety margin—is that realistic for a single-family house?

Oh, and if you could provide approximate costs, please include VAT/sales tax, or if net prices, please mention it briefly.

Thanks in advance.

That can’t really be the case if it’s only the ceiling of the upper floor (why do you keep including the ground floor in your calculations?).

With a gable roof and a house floor area of about 110m² (1,184 sq ft), we used around 120m² (1,292 sq ft) of drywall panels.

And what good are prices to you – they vary greatly by region, and with your OSB boards, it’s a different matter again...
