I am considering purchasing a newly built apartment but have some concerns about a few points.
The apartment is on the first floor. However, underneath there is no apartment, but rather 2 carports and the living-dining room, an enclosed garage beneath the bedroom.
My concerns and I would appreciate your feedback:
- Noise from cars, especially when someone starts their car in the enclosed garage under my bedroom?
- Insulation: the bedroom is always cold because the garage is underneath? The suspended floor area (above the carports) appears to be insulated from below...
- [B]Possible thermal bridges? For example, the bedroom above the garage or the terrace at the living/dining area above the garage.
Attached is a photo to help visualize this.
It is basically a KfW55-standard house, but I am unable to assess whether insulation or thermal bridges are excluded in these areas.

I lived on the ground floor for 10 years, with the garage parking right below, serving about 16 units, and I didn’t hear a thing :-) If anything, the neighbors heard me when I left on the motorcycle. During early shifts, I would always push the bike out for the sake of peace.
Overall, the building was very well soundproofed.
Just test it yourself—it's best to bring a friend who has a loud car or motorcycle, etc.
