Hello,

when it comes to additional construction costs, I often see figures ranging from 20,000 to 30,000 to 40,000 to 50,000 euros.

Regardless of the final amount, what exactly is usually included in these costs?

When talking about additional construction costs, does that already cover items like:

- Property transfer tax
- Insurance (shell construction)
- Building permit / planning permission

Or is it "just" the usual suspects such as:

- Water, sewage, electricity, gas connections from the property boundary to the house
- Earthworks / excavation

What exactly is included in these costs? Or does it always depend on the perspective of the person considering it?

1. Property


- 5% property transfer tax – varies by municipality
- Possible real estate agent fees, approx. 3.5% of the land price, varies by municipality
- About 1.5% notary fees, calculated from the land price
- 3 entries into the land register (1. pre-registration, 2. transfer of ownership, 3. registration of the mortgage)


2. Financing


- Possible advisory/processing fees for financing, approx. 1.5% of the total loan amount
- Approx. 0.25% commitment interest based on the loan amount


3. Construction Preparation


- Approximately €2,800–€3,200 for surveying services (detailed site plans / height measurement / staking out / building survey)
- Preparation of soil report, approx. €1,200
- Provision of connections for construction water / temporary power supply, approx. €6–€8 rental per day for standpipe, approx. €300 rental for temporary power meter
- Fees (for house number, drainage permit, building permit), approx. €1,000–€1,500, varies by municipality
- Fire and builder’s liability insurance approx. €80–€150/year, depending on the insurance provider


4. Earthworks


- Removal of excess soil (normal soil conditions) for basement, approx. €1,500
- Internal site development (wastewater and rainwater pipes), approx. €2,500, depending on pipe routing
- Inspection chambers, soakaways or infiltration shafts, approx. €1,900–€2,200
- Contingency for additional foundation costs approx. €8,000


5. Utility Connection Costs


- Electricity/gas/water/telecommunications, connection to sewer system, approx. €8,000–€8,500, varies by municipality


6. Fees


- Inspection of drainage pipes, approx. €150, varies by municipality
- Chimney sweep (inspection of chimney / gas system – note: fee applies twice), approx. €200, varies by municipality
- Land registry office (transfer of survey data to property map), approx. €150, varies by municipality
