We are fulfilling our dream home, but things are taking a very negative turn – I am truly desperate!

Our concrete slab was poured last week – the site manager even personally received the workers in the morning for this. A few days later, when the tarp was removed, we saw that all the pipes had been installed incorrectly. The multi-utility house entry was also misplaced. It was as if the floor plan had been rotated 90 degrees to the left. The site manager responded immediately and came on Monday, but his statements made us uneasy... he said it wasn’t a big problem… the pipes would be covered with concrete and we would make core drillings???

Now our question is: is it possible to properly install all the pipes afterwards? What solutions should we accept? Can we insist on a new foundation slab? Our trust is already severely shaken, and on top of that, they delivered facing bricks that look as if they were painted with nail polish… some are already chipping, revealing the red color underneath (our house is supposed to have dark facing bricks). His argument was… you can’t see that on the wall, they don’t absorb much water 🙁 Our house will cost about 300,000€… I am sad that we have been treated this way so far…

Why would you need a lawyer in the early stages? That’s really unnecessary, sorry.

You should find a qualified construction supervisor as soon as possible. However, you need to check whether they are allowed on the construction site. They will decide if any dismantling or other measures are necessary.

If you are supposed to make a progress payment after a construction phase, they must approve it. Otherwise, the general contractor or builder won’t receive any payment. I’m not sure how this works with property developers.

This is how it worked for us, and even at the basement stage, insufficient reinforcing steel and poor waterproofing were identified and immediately corrected.

We paid him 3500 Euro for supervision during the construction period, and it was worth it. He managed several projects and regularly visited the site with all the necessary documents.

If done properly, that is a good solution without compromises for you.

Yes, that can be done professionally. The solution is good; there is nothing you need to “accept” as a compromise. Of course, there is no reason to insist on a new foundation slab. No damage has occurred.

If you feel uncertain and anxious, get help from an independent expert as already suggested, who can explain the site manager’s statements to you and help intervene if really necessary.

And about the facing bricks – we were shown nice samples during the selection appointment, without a word about their texture… if I had known they only have surface coloring, I would never have chosen them.

Arrange to have the damaged facing bricks replaced (defective items should not be installed), and learn from this experience to get more involved with the materials yourself or choose them with someone who has technical knowledge. That the facing bricks are not fully dyed through is not a defect.

You don’t need a lawyer. The attitude reminds me not of childishness but of a “nervous dog” that reacts to its own insecurity with rejection and aggression towards others. This behavior creates more problems than it solves – and some problems you see now may turn out to be no problem at all.

Apparently, the convention of having the "garden" at the top of floor plans instead of "north" has even reached building inspectors by now ;-).
The lack of rotational stability is probably the most convincing argument against square floor plans *LOL* – I can’t believe I hadn’t thought of that before…!

It seems the widespread general right of citizens to be uninformed is really getting out of hand: just as there are no pale purple cows in nature, there are no occurrences of aubergine-colored clay either! You’d think it would be obvious to ask whether the material is dyed through or just surface coated. It must be clear that it is colored. Fish don’t grow up as sticks – seriously, why do we even have a show like the Mouse’s Show?
