Hello everyone,
We plan to have a 150sqm (1,615 sq ft) bungalow with a double garage built using solid construction.
We have reserved the plot of land (costs, including notary fees, 135,000€).
A brief background about us:
We currently live in our 270sqm (2,905 sq ft) house on a 1,200sqm (0.3 acres) plot, an old building from 1900.
In 2014, we added an extension of 60sqm (645 sq ft).
Our current property is fully paid off.
For family reasons (my husband’s family lives next door), we want to sell this house and build a more age-appropriate home right away. Also, there will soon be only two of us living there instead of three, so the current house is much too big.
We are in our mid-50s and naturally expect that the sale of our current house will cover the costs of the new home.
We are still unsure about the best way to proceed.
So far, we have obtained a preliminary quote for the shell construction, including walls, roof, double garage, screed, etc.
The construction company wants 295,000€ for this...
I find that very expensive... all other trades will be additional on top of that.

Any suggestions or advice would be greatly appreciated.

We are experiencing a construction boom, so you probably won't have much room for negotiation.
This is actually the most important point. You can compare figures that are two years old here, but ideally, you need to compare current offers.
At the same time, you have to account for the different construction services, as they rarely match exactly.
