Engelchen251226 Jan 2022 17:25Hello everyone,
We plan to have a 150sqm (1,615 sq ft) bungalow with a double garage built using solid construction.
We have reserved the plot of land (costs, including notary fees, 135,000€).
A brief background about us:
We currently live in our 270sqm (2,905 sq ft) house on a 1,200sqm (0.3 acres) plot, an old building from 1900.
In 2014, we added an extension of 60sqm (645 sq ft).
Our current property is fully paid off.
For family reasons (my husband’s family lives next door), we want to sell this house and build a more age-appropriate home right away. Also, there will soon be only two of us living there instead of three, so the current house is much too big.
We are in our mid-50s and naturally expect that the sale of our current house will cover the costs of the new home.
We are still unsure about the best way to proceed.
So far, we have obtained a preliminary quote for the shell construction, including walls, roof, double garage, screed, etc.
The construction company wants 295,000€ for this...
I find that very expensive... all other trades will be additional on top of that.
We live in Mecklenburg-Vorpommern.
Any suggestions or advice would be greatly appreciated.

So the house is way too big anyway. You don’t have to understand that, right? But anyway. I would say that even today, 295,000 EUR for just the shell construction is quite high. However, since I see screed included, that goes beyond just the shell. So, if you clarify exactly what is included, we might be able to give you a better opinion. Otherwise, just ask other suppliers or the architect (by the way, who actually designed the plans for this offer?).
So, I have (or will have been paid) about 220,000 EUR for 164 m² (1768 sq ft) of net floor area, consisting of two full stories built with Poroton blocks, monolithic construction, and a hip roof (cold roof, insulation on the intermediate ceiling, nail beam structure, and concrete roof tiles), on strip foundations, a slab-on-grade, screed, interior gypsum plaster, and exterior silicone resin plaster, as well as colored plaster at the base, based on a construction contract from early 2020.
This amount includes the following extras: I added half a row of bricks more than the standard in both the ground floor and upper floor for this fixed-price contract, resulting in a finished floor-to-ceiling height of 2.62 m (8 ft 7 in) and 2.65 m (8 ft 8 in), costing 3,800 EUR.
Additional excavation costs due to 0.7 m (28 in) of extra soil removal: 4,600 EUR.
With a gable roof, I would have saved approximately 3,000 to 4,000 EUR.
And all of this was in Berlin.
Now, a bungalow is relatively more expensive, and I was told by construction experts that my design is rather cheap than affordable, but still, I would consider your offer expensive depending on the exact parameters.
