Hello everyone,

I know this forum focuses on house construction, but maybe someone has experience with apartment building as well.

I’m interested in whether additional ancillary construction costs are typically expected on top of the purchase price for an apartment in a newly planned multi-family building.

For example, according to the listing, the purchase price for a 4-room apartment is 300,000 EUR (about 322,000 USD) plus 15,000 EUR (about 16,100 USD) for the garage. Of course, property transfer tax and notary fees apply to the total purchase price, the built-in kitchen needs to be included, and there are extra costs for special requests… but beyond that?

Is it common for various ancillary construction costs, such as soil surveys, utility connections, and similar items, to be the buyer’s responsibility on site?

Hello,

No, that is unusual and should be clearly stated. However, I would post the exact wording. When something is described as turnkey, many elements may not be included (for example, flooring).

could mean that a laminate floor is installed for 10€ per square meter.
That is modern, but not high quality or a premium floor covering. Be cautious 🙂
