ᐅ Additional Costs and Experiences with KfW55 Standard

Hello dear forum members,

Since the new energy saving regulation will come into effect on 01.04.16, I am interested in how high the monthly additional costs should be estimated for a KfW55 house. This relates to a single-family home with approximately 120-130 m² (1300-1400 sq ft) of living space and 3 people (2 adults & 1 child).
Maybe someone has already gathered experience in this regard. I would be happy to hear from you.

50 euros just for heating and hot water is probably quite normal. No matter how much you insulate, hot water costs about the same.

The total additional costs for a new build can roughly be estimated at 2 to 2.5 euros per square meter of living space (including a few euros saved for minor repairs). With your estimated 130 m² (1400 ft²), that comes to around 250 to 300 euros per month. Of course, this is only a very rough estimate, since no one knows if you have a sauna or something similar included.

Our additional costs for our single-family house with 125 sqm (1350 sq ft):

€418 property tax
€197 wastewater (73 m³ (96 yd³))
€120 fresh water
€708 Internet 100 Mbps
€600 for gas
€780 for electricity (3500 kWh (11,830 kBtu))
€139 for waste disposal (including large black bin, organic, paper, yellow bin)
€261 building insurance including natural hazard coverage
€216 household insurance
€110 chimney sweep
€210 broadcasting fee (GEZ)...

€3789/year ÷ 12 = €313.25 = approx. €310/month

Heating costs are not a concern at all and account for less than one-sixth.

Yes, sorry, but 210€ per year for nothing is really quite unreasonable. I pay barely more for Sky. At least there, you get live Bundesliga matches and current series for your money...

I buy gas relatively expensively at 6.3 cents per kWh. And I’m a cold-natured person, meaning I get cold quickly, so the temperature at home is already 21.5 - 22 degrees Celsius (71 - 72 °F).

A KfW 55 standard should generally be cheaper, I estimate more like €30-35 per month based on gas costs.

Considering all expenses, even heating/hot water at KfW 70 doesn’t make much difference. Property tax and other expenses are higher costs.

The difference in heating costs between a KfW70 and a KfW55 house is actually not very significant. It’s more of a calculation exercise. As I mentioned on page 1, the costs for hot water are always very similar because the insulation cannot really be factored in (except for the insulation of the boiler and the energy source used to heat the water). Heating the house does not cost much and does not lead to any substantial differences. Whether you spend 10€ more or less per month on heating does not determine whether it makes sense to "build" or "not build." I have also listed the additional costs a few posts earlier, and these apply just the same as a tenant. (Some of these costs are just hidden within the landlord’s additional charges—but you still have to pay them all... (water/sewage anyway, waste disposal as well, property tax too, building insurance as well, and the rest you pay yourself anyway (heating depending on the rental agreement)...)
