Hello,
we received an offer from a general contractor.
The standard includes a steel stringer staircase with wooden steps.
For a reinforced concrete staircase with wood or tile covering, he charges €5,900.
It is a straight staircase without a landing, 14 risers, 1 meter (3.3 feet) wide.
One floor, from the ground floor to the upper floor.
"Stair option – reinforced concrete, cast in place with smooth formwork, chamfered edges, with impact sound insulation supports according to structural engineering and execution planning. With a wood or tile covering."
That seems very expensive to me...

Our landing staircase, which is certainly a bit more complex, costs 1800 euros – without the finish. Add another 500–1000 euros for the finish, and then you have the costs as they would be on the “open market.”
The crazy part is that it’s an extra charge...

DerBjoern24 Jun 2015 15:56You probably can't do much. For a 180° spiral staircase, about 1m-1.20m (3.3ft-4ft) wide, I paid no extra charge for a reinforced concrete staircase instead of a steel-stringer wooden staircase. However, this was agreed upon BEFORE signing the contract.
Well, we’re still in the quotation phase. Nothing has been signed yet. I get the impression that all the extras are being offered at a VERY high price.
Before I bring this up, I wanted to confirm that these are indeed sky-high prices.
For example:
- Extra charge for colored exterior window frames €3100 (about $3300)
- Extra charge for electric roller shutters with a simple switch €380 (about $405) per window
- Instead of 24cm (9.5 inches) hollow brick + 12cm (5 inches) external thermal insulation system Unipor W09: €13,800 (about $14,700)
- Instead of 24cm (9.5 inches) hollow brick + 12cm (5 inches) external thermal insulation system, 24cm (9.5 inches) sand-lime brick + 16cm (6 inches) external thermal insulation system: €5300 (about $5650)

In Bavaria, the concrete staircase should also be cost-neutral compared to a standard closed-string staircase.
BUT .... a masonry balustrade—or alternatively stainless steel handrail and covering—must be purchased with an additional charge. Then it depends again on the required standard—according to the building specifications—of the supplier. Of course, this can also be handled in the electronic tendering process.
