Hello dear forum,

I am hoping to gather some experience regarding the following question: We have the opportunity to acquire a vacant house through family. It is a detached single-family house, classic design with one full floor and many sloped ceilings. The house offers 133 square meters (1430 square feet) of living space, plus an extension of 66 square meters (710 square feet) on one level, which was previously used as a medical practice. The entire building needs a complete renovation, all wiring must be replaced, additional insulation is required, the roofs must be renewed, etc. – to put it mildly, a fairly extensive project.

My question: We are allowed to add a second full floor to the main house, which we would like to do. Not only because this would obviously add a lot of living space, but also because my partner, who is nearly two meters (6 feet 7 inches) tall, is happy to avoid any sloped ceilings. Also, since the roof needs to be replaced anyway, it seems sensible to take the opportunity to raise the upper floor’s walls. Has anyone done something like this before and can provide a rough estimate of the costs? The dimensions are approximately 15 by 8.25 meters (49 by 27 feet). In my research, I found about 100,000 euros for raising the walls (including insulation, etc., but excluding interior finishing), plus another 20,000 euros for the new hipped roof. Is this realistic?

So, there is an upper floor located within the pitched roof, and this is now supposed to become a full standard floor, with a hipped roof installed instead of the current one: what?

If a conversion is planned, floor plans would also be helpful – preferably always as image files.
