Hello everyone, I recently had the idea of adding a penthouse to an existing multi-family building in times when land is unaffordable. Ideally, the owner has roof damage that would need renovation anyway. I’m interested in your opinions on this idea. Completely unrealistic or actually feasible? Of course, I would offer the owner amount X, but I’m not at that point yet… looking forward to any feedback!

Legally, the apartment would then belong to a third party, not you. If the multi-family building is already financed, you wouldn’t get an additional loan.

The only viable option is to divide the multi-family building, including the new penthouse apartment to be constructed, into condominiums. Then you would own the penthouse (which still has to be built). But would an owner agree to that? In the end, you would be completely at the mercy of the seller. If they later decide to insulate the building, they will do it, and you would have to pay for it.

Ultimately, it is possible but still absurd and a major challenge legally and technically (are you even allowed to add another floor? Is the building structure suitable?). Not to mention the costs—purchase of condominium ownership rights on the property, adjustments to water supply, drainage, electricity, heating, all in compliance with the Building Energy Act (would the rest of the building also have to be upgraded for energy efficiency?!).
