Hello everyone,

We have just purchased a newly built apartment, and since the non-load-bearing walls have not yet been constructed, we have decided to make a small change.

I would appreciate if you could briefly assess this additional offer. Originally, a regular doorway was planned, but we want to install a sliding door here that slides into the wall cavity.

Here are the additional costs from the main contractor:

1. Delivery and installation of a concrete lintel (11.5 x 11.5 x 250 cm) (4.5 x 4.5 x 98 inches) + masonry preparation: €338
2. Sliding door unit for an opening of 90 cm (35 inches): €910
3. Embedding the sliding door unit, double drywall on both sides + plastering work: €498
4. Sliding door: €395

Prices are excluding VAT. I find the price for the lintel especially high, as well as the drywall work. Is it generally possible to negotiate such offers, or do you think the price is justified?

Yes, 200€ less would certainly be nice. But there’s nothing you can do about it except either to do without it or to make it yourself afterwards.

The price looks reasonable. The cost for the drywall includes labor. Good workmanship should also be fairly compensated.

Drywall construction is currently the most cost-effective trade in terms of material plus labor relative to the completed area.

The question that comes to mind is: previously, the passage was apparently planned as a flush lintel / load-bearing concrete ceiling? Why do they now want to install a lintel? They should simply build up the opening at the top and on both sides with drywall. A sturdy stud frame is more than sufficient to support the (non-floor-to-ceiling) sliding door.
