In our case, the attic/roof cavity will not be accessible, so there will be no retractable ladder (to avoid compromising insulation and prevent moisture ingress). Most of the roof insulation is also installed at the level of the intermediate collar beams.
What are some reliable solutions for still providing occasional access for maintenance, for example, an entry that might be needed only every 10 years (or never)?
An externally operable gable window? Other ideas?

Every cavity is also a potential breeding ground. Even filtered air carries particles inside. I consider this idea unrealistic. Where does the chimney sweep get off?
