Dear forum,

I have attached a brochure and construction description of a project. Both documents are anonymized. I hope this is acceptable, and I would like to ask you to take a look.

Do you notice any potential issues? Does the described execution appear to be of high quality?

I am especially interested in an evaluation of the construction description. During the informational meeting, the representative from the construction company seemed flexible regarding the exterior walls. The standard specification is 17.5 cm (7 inches) sand-lime brick plus 16 cm (6 inches) insulation. We are still undecided whether we might prefer to build monolithically with aerated concrete blocks. It seems to be somewhat a matter of preference...

Furthermore, I would appreciate your opinions on the floor plan. It is clear that it is not a spacious single-family house, but a small semi-detached house. Perhaps you have ideas for optimization...

By the way, this is an expensive city in Baden-Württemberg. Hence, the prices—which I find quite high. The land portion amounts to 141,000 euros for the smaller part, which can be purchased built for 470,000 euros.

The number of electrical outlets is far from adequate. What exactly are the drywall panels? Many things are not clearly specified.

Regarding the number of power outlets, you might as well have skipped the electrical connection entirely. 😀

How well do towel radiators work with a heat pump (flow temperature)?

Which heat pump will it be anyway? Several manufacturers are mentioned, which, as far as I know, are not all equivalent, and then there’s the phrase “or equivalent” at the end.

Glass wall in the shower?

Satellite roof tile?

Is textured wallpaper and laminate or carpet really desired?

Mechanical ventilation with heat recovery?

Electric roller shutters cost extra.

Interior doors are not included at 2.11 m (6 ft 11 in) height.

U-value of windows (Uw and Ug at least) not clearly specified.

Mushroom-head locking mechanisms?

Exterior window sills in aluminum – or granite desired?

Regarding construction water and temporary power, in my opinion, most of the cost is not for the consumption but for the provision. Although I’m not 100% sure about that.

Non-load-bearing interior walls are gypsum walls.

Roof covering is done with concrete tiles, not clay tiles.

I can’t really picture the staircase exactly, but steps laminated with beech decor on wood-based material? Aren’t solid wood stairs standard nowadays?

Sand-lime brick plus 12 cm (5 inches) insulation probably won’t meet KfW 70 standard.

Domestic water pipes in copper?

Only a single washbasin in the bathroom, not two or a double sink.

The roof overhang isn’t in the scope of work description but in the contractual plan. Pay attention to that (My opinion: 50 cm (20 inches) continuous as building protection).

Ah yes, grounding of the electrical system. Did I miss it? Foundation earth electrode?

In the electrical installation, the connection from the house connection to the meter cabinet is missing, isn’t it?

Then, which I don’t fully understand yet, there are various filters, pressure reducers, air vents in the sanitary installation – where is that specified?

Otherwise, the question is always whether you are satisfied with the standard front door, the standard interior doors, the standard fixtures, the standard tiles, and the standard staircase, and as mentioned, the electrical installation seems to be seriously lacking.

I hope I haven’t forgotten too much. Some of the items listed are intended only as notes. As far as I’ve read, concrete roof tiles are certainly not worse than clay roof tiles anymore, and you won’t go broke from construction water or temporary power.
