ᐅ €350,000 – Is that enough for my house?

Hello dear forum,

the more I read, the more confused I become.
Here is my situation:

I wanted to have a shell construction built for about 100,000 € (euros).
The foundation slab will be an additional 15,000 € (euros).
I am estimating the land cost at 150,000 € (euros).

I plan to do all the interior work myself.
Or rather, with the help of friends who run a painting and plumbing company.
Electricians, locksmiths, etc. are also available or have agreed to assist.

Is 85,000 € (euros) a realistic budget for this, or completely unrealistic?

The conventional, professional fit-out of a single-family house of about 140 sqm (1,500 sq ft) usually takes around 3 months. The trades depend on each other and craftsmen are present on site for several hours daily.

If your friends or acquaintances agree to help in the evenings (it gets dark early) and on weekends—and do so reliably—it will certainly take at least 6 months, and even that seems optimistic to me.

*Agreeing to help* is quite different from consistently working on an interior fit-out; especially when their own self-employment has to support their livelihood—and possibly that of their employees!

That’s unrealistic! Interior finishing with professional contractors also takes 3-4 months, and they work together in teams every day for 8 hours. The different trades are coordinated and usually experienced in working together.

It can work, but you will need to plan for significantly more time and accept delays. When things get tight, even the best friends will probably be the first to stop helping you (if there are home emergencies, more stress at their regular jobs, etc.). Unless you hire them formally and pay them, then of course you have the same rights as with a contractor. But that doesn’t seem to be the case here.

So if you are willing to invest a year or more in the interior finishing, go for it. But keep in mind that during that time you will have double costs, since you will need to live elsewhere. Make sure to calculate carefully if it actually saves money overall (which also depends a lot on how much rent you pay).
